Why is my asphalt shingle roof failing?

When you purchase roofing materials to install a new roof, they will come with a manufacturer’s warranty. Shingles come with different ratings based on their quality. The higher the cost of the materials, the higher their rating. You may have purchased 20 year shingles, 30 year shingles, or perhaps even 50 year shingles. Does that mean that you can expect to get that many years out of your roof? Not necessarily. In fact, very few homeowners will actually get as many years out of their shingles as they’re rated for. The 20 year shingles might last 10­15 years. A more expensive architectural shingle rated for 30 years might last upwards of 20 years.These estimates depend on a variety of factors including the climate in your area, the quality of the shingles themselves and how well you maintain your roof.

The climate

Roofs take a beating, especially in certain climates. Roofs are exposed to the elements—rain, snow,strong winds, and harsh UV rays—24 hours a day, 7 days a week. Even fluctuating temperatures will slowly wear down your roof. Asphalt shingles contract in cold weather and expand in warmer weather. This constant contraction and expansion of the shingles will slowly cause them to warp,crack, and curl.

Shingle quality

Not all roofing shingles are created equally, not only do the various products offered by a shingle manufacturer vary but the quality can vary from manufacturer to manufacturer. When installing a new roof, it’s wise to purchase the shingles from a big­name roofing manufacturer even though they’ll cost a little more. If you’re purchasing shingles that cost significantly less than other shingles, chances are they’re using inferior materials to create them.

Roof maintenance

Regardless of the quality of your shingles or the climate in your area, your roof will fail prematurely if you don’t maintain it. Simple tasks like cleaning out the rain gutters regularly, clearing away any debris that accumulates in the valleys on your roof, and sealing up any gaps in the flashing or around vents, skylights, and chimneys will maximize the life of your roof.

How to tell when your asphalt shingle roof is failing

Some signs of roof failure are pretty obvious. If you’re seeing water damage on your ceilings or in your attic space, that’s an obvious sign your roof isn’t keeping water out. Cracked, curling, or missing shingles are another obvious sign. A less obvious sign is if you’re seeing a large number of the ceramic granules that give your shingles their color and that protect them from UV rays beginning to accumulate in your rain gutters or downspouts.

What can you do?

Though roofs rarely last as long as they’re rated for, they should last more than a few years, especially if they were installed by a professional and have been well maintained. If your roof is failing prematurely, you should contact the roofer who installed it. The shingles will be covered by the manufacturer’s warranty. If the shingles were installed improperly, the manufacturer’s warranty will be voided but the roofer should warranty their work as well.
